The Živković-Adrowski-Lubienski Villa at Jurjevska 27 is one of the most prominent achievements of historicist residential architecture in Zagreb from the late 19th and early 20th centuries. The monograph provides a comprehensive overview of its origin and development, placing the project in the context of the urban design of the Upper Town and the process of modernization and the social rise of the Zagreb bourgeoisie. The architectural concepts, stylistic features and spatial organization of the villa are analyzed, as well as the materials and decorative elements that contributed to its representativeness.

Special emphasis is placed on the role and life paths of the Živković, Adrowski and Lubienski families, whose generations shaped the history of the house itself with their taste, cultural habits and social engagement. Through archival materials, drawings, photographs and inventories, the original appearance of the interior, the layout of the rooms and the connection of architecture with art objects and furniture are reconstructed.

The monograph provides not only a historical and architectural analysis, but also a conservation perspective that assesses the condition of the building, its damage and the possibilities for restoration. In this sense, the publication contributes to the understanding of the historical and cultural value of private Zagreb residences and raises awareness of the importance of preserving their tangible and intangible heritage. The Živković-Adrowski-Lubienski Villa thus becomes a prime example of the role of historicist architecture in shaping the identity of Zagreb.
